Stuff You Need to Know

Rental Season:
2008 Seasons are:
Off Season

Sept. 27, 2008 to Dec. 31, 2008 

Mid Season May 3, 2008 to May 30, 2008 
Sept. 6, 2008 to Sept. 26, 2008 
In Season May 31, 2008 to June 20, 2008
Aug. 9, 2008 to Sept. 5, 2008
Peak Season June 21, 2008 to Aug. 8, 2008

Rental Week
Our rental week runs from Saturday to Saturday. Weekend and partial weeks are sometimes available. Off season rentals can be booked at your request.

Office Location/Hours
Our rental office is located at 405 Roland Avenue, at the intersection of Hwy. 210 and Hwy. 50 in Surf City, on the Causeway between the drawbridge and the traffic light in Topsail's mall "The Fishing Village." Our office hours are Monday thru Saturday from 9 a.m.-5 p.m. in season and 9 a.m.-4 p.m. off season. After hours, call 910-328-2323 to leave a message or to get a pager number. We are closed on Sundays so you may check in by prior arrangement.

Sales Tax
NC Sales Tax of 7% and local accommodation tax of 6% are charged to each reservation.

Mail and Messages
All mail and messages can be picked up at our office. Mail can be sent c/o Island Real Estate, P.O. Box 2690, Surf City, NC 28445. UPS deliveries can be sent c/o Island Real Estate, 405 Roland Ave., Surf City, NC 28445 in "The Fishing Village."

What to Bring
Here is a list of items you need to bring

  • Sheets and towels (bed sizes are on your confirmation form)
  • Special cooking items (blender, larger pots, wok, etc.)
  • Paper products (toilet paper, napkins, paper towels, etc.)
  • Beach blankets and towels
  • Beach footwear (the sand can get hot, hot, hot!)
  • Beach chairs
  • Trash bags, dish soap, laundry detergent etc.

Before you leave
Please do the following:

  • Wash dishes – remove leftovers from fridge
  • Put bedspreads and pillows on bed
  • Close blinds – set A/C or heat as directed – lock all doors
  • Take trash out to carts and push to street
  • Tell all children to go to the bathroom
  • Put kids and friends in the car
  • Return keys and all passes to drop box at our office
  • Make next year's reservation with $25 fee plus tax

Rental Terms and Agreement

Reservation Deposit
A 50% deposit is required to confirm each reservation consisting of one-half (½) of the rent, $45 processing fee and trip insurance (unless waived). Your reservation deposit and a signed license agreement are needed to confirm your reservation. All unconfirmed reservations will automatically be cancelled if a deposit is not received within 10 days of making of the reservation.  Balance due 30 days prior to arrival.

Damage Deposit
A damage deposit is required on all properties to insure compliance with the terms of the license agreement. This deposit is held until a determination of condition and contents has been verified and will be returned within 45 days after check-out. Amounts may be withheld to cover damage, extra cleaning,  unnecessary service calls, and late check-outs.  Please report any problems or damage in your unit the day of the check-in.  If not reported, we must assume these damages occurred during your occupancy.  The company's determination of damages will be conclusive.

Tents/Campers/Motor homes
No hookups allowed.

Violation of Regulations
NO refund will be given if occupancy is terminated as a result of a violation of our rental regulations. We reserve the right to discontinue occupancy if in our sole opinion it is detrimental to the premises.

Availability
Should the unit not be available upon your arrival due to circumstances beyond agency's control, another comparable unit may be substituted.

Linens
May be provided for an additional fee on confirmed reservations. Advance notice is necessary. Linens are not included unless ordered.  ($15.00 per bed including bath linen)

Lost/Stolen Items
Island Real Estate is not responsible for any items left behind or stolen.  But... we will make every effort to return those if forgotten.  Shipping and handling charge will be deducted from security deposit.

Errors and Omissions
We have tried to provide accurate information in this brochure but we cannot be held responsible for errors, omissions, or changes. The rental units are privately owned and their furnishings may vary depending upon the owner's taste. Island Real Estate, Inc., cannot guarantee the presence of particular listed furnishings because they may change from time to time depending on the owner's wishes.

There will be a $25 convenience fee for credit cards used to book reservations.

If you plan to reserve the vacation home for next year, owners have priority. Tentative reservations for the forthcoming summer may be made with a $25 fee + tax prior to your departure. We appreciate your patronage. See you next year!

It is the policy of this company to rent in compliance with the NC Vacation Rental Act.
